1. Complete address including ZIP code.
2. Summary description of the improvements. Example: 2-story 40,000 sf multi-
tenant office with two-story parking structure.
3. Assessor parcel number(s) and current real estate tax bill(s). If sale purchase can

4. Current trailing income and expense statement for this calendar year, plus last
year trailing income and expense statement, on a gross basis down to Net
Operating Income Before Debt Service.
5. Projection of Income and Expense; try to have it in Excel.
6. Current Rent Roll, including lease commencement date, term end date, any
contractual changes, and extensions; define the lease as Gross, Modified Gross,
Net Lease, or Triple Net Lease. Do lease roll-over analysis.
7. Depending on the type of lease, is there solar or is solar feasible?
8. Copy of all valid leases, if possible. Will do lease abstracts. All in Drop Box.
9. Site Plan.
10. Floor Plate(s) Diagram.
11. Elevations.
12. Words description of the type of construction and specifications: HVAC,
perimeter walls, partitions, fire prevention sprinklers, security, hours of operation.
13. Parking space count and allocation; type space such as covered or subterranean.
14. Preliminary Title Report or Title Insurance Policy with plat map.
15. Brief history of current ownership.
16. Discussion of any recent capital improvements, which may be booked as normal
operating expenses.
17. Photographs of property.
18. Purpose of appraisal, define Client, define Users. define Purpose.
19. Copy of prior Appraisal report if available.
20. Copy of prior Environmental Site Assessment Phase 1 report.
21. Copy of prior Property Condition Assessment report.
22. Copy of prior Lead Based Paint report, if applicable.
23. Contact information for access.
If for mortgage financing, prior written Offering Memorandum. Sponsorship and history
with similar property operation.
