Edward Ptacek is a seasoned executive with over 30 years of expertise in commercial real estate, financial analysis, asset management, and appraisal. Currently serving as Executive Vice President of BCREM Capital Inc., Edward has built a legacy of sourcing and structuring billions in capital for high-net-worth and institutional clients. Leveraging a network of over 3,000 capital sources nationwide, his work spans multifamily, retail, industrial, self-storage, hospitality, and land development projects.

At BCREM Capital, Edward specializes in non-recourse financing, ground-up construction, bridge loans, and mezzanine financing. His ability to develop innovative financing solutions for loan requests ranging from $5 million to $300 million has made him a sought-after expert in real estate capital markets. By fostering relationships with CMBS lenders, life insurance companies, and private funds, he ensures tailored solutions for complex commercial real estate transactions. He has originated in excess of $1.5 Billion in CRE financing.

Edward’s extensive background in appraisal is equally impressive. A Certified General Real Estate Appraiser, he has appraised and managed litigation for over $1.5 billion in all property types.  In collaboration with Arizona State University, Laboratory For Energy And Power Solutions (LEAPS), he has perfected a means of preparing USPAP compliant appraisals of microgrids, which is a pioneering valuation methodology in the emerging energy sector of microgrids.  This will allow access to larger pools of capital for attracting institutional investors particularly in CRE. As an expert witness with emphasis in litigation support, Edward has testified in Federal and State courts, bench and jury trials resolving high-stakes valuation disputes as well as fraud with precision and integrity.

Before joining BCREM, Edward held pivotal roles as CFO and asset manager for a 1.4 million square foot private retail portfolio spanning four states. His leadership included overseeing tenant management, litigation, financial restructuring, tax return preparation and the installation of Yardi systems for operational efficiency. One of his notable achievements was orchestrating a $62,275,000 refinancing of a deal for a five retail property portfolio containing 734,199 sf in three states with concurrent defeasances yielding in excess of $6 million tax free cash out.
Edward’s academic credentials include a BA in Economics and Industrial Engineering from Stanford University, where he lettered in football and rugby, and an MBA in International Finance from the University of Southern California and played rugby. He also holds a Certificate in Real Estate & Appraisal from UCLA and UC Berkeley, reflecting his lifelong commitment to continuous learning.

A U.S. Navy veteran, Edward served in ocean  special operations during the Vietnam War, managed all Navy military shipping to Thailand, and served on the Admiral’s Staff “CINCLANTFLEET” in Norfolk, VA. His military discipline and leadership are foundational to his professional ethos, driving his focus on precision, strategic planning, and collaboration.  Edward is an accomplished author, having published articles on tenant bankruptcy’s impact on retail property valuation for the Southern California chapter of the Appraisal Institute. His ability to communicate complex financial and real estate concepts has made him a respected voice in his field.
